Terms of Use

What this site is

1. This site lists furnished places for stays of 1 to 12 months and introduces renters to the people who own or manage them (owners).
2. We are not a real estate agent, a landlord, a booking service or a payment service. We do not negotiate, hold money, sign or witness agreements, or take bookings.
3. Any stay, agreement, payment or dispute is between the renter and the owner. We are not part of it, to the extent permitted by law.

Who can use it

1. You must be 18 or over.
2. Give true details. Use the site only to find a place to stay, or to list a place you are allowed to let.
3. Do not scrape, copy or harvest listings or contact details, send spam, or use the site to approach people for anything other than a stay.

Sending an enquiry

1. When you press Send enquiry on a place page, you agree that we use what you entered in the enquiry form (name, mobile number, length of stay, move-in date and number of people) to call you about your dates and to introduce you to the owner of that place, and that the owner may then call or message you.
2. We never show your details on the site.
3. Anything you send that contains links, email addresses, bank details or deposit requests is refused before it reaches anyone.

Listings

1. Listings are written by owners. Owners are responsible for what their listing says.
2. A listing is not a guarantee of the place, the price, the dates or the stay.
3. We may remove or change a listing at any time, including after a report.

Never pay to hold a place

1. Nobody on this site may ask you to pay a deposit, a bond or any money before you have seen the place in person or on a live video call. If anyone does, report the listing and do not pay.
2. No payment of any kind goes through this site.

Reporting

1. Every place page has a Report this listing link. We read every report, we can remove a listing, and we keep a record of what we removed and why.

What we are responsible for

1. We take reasonable care to keep listings honest and to refuse scam messages, but we do not inspect places and we cannot check every claim an owner makes.
2. To the extent permitted by law, we are not liable for any loss arising from a stay, a listing, an owner, a renter or the use of this site. Nothing in these terms excludes any right or guarantee under the Australian Consumer Law that cannot be excluded; where a guarantee applies and can be limited, our liability is limited to supplying the service again.
3. If you misuse the site, break these terms or give false information, you are responsible for any loss that causes to us or to others.

Your details

1. How we collect, use, keep and delete your details is set out in the Privacy Policy, which is part of these terms.

Changes, ending and law

1. We can change these terms; the date at the top shows the current version. Using the site after a change means you accept it.
2. We can suspend or end anyone's use of the site for breaking these terms.
3. These terms are governed by the law of Victoria, Australia.
4. The site is operated by nGen Videos (ABN 84 707 711 075), Melbourne, Victoria.
