Draft for the lawyer - not yet in force
Listing Agreement (for owners)
By listing a place you agree to these terms. In plain words: your listing is true, you are allowed to let the place, you answer the people we introduce, and if your listing is wrong that is on you, not on this site.
Version: 24 October 2026 (draft)
In one lineMedium Term Stays introduces renters to owners. It is not a party to any stay, never holds money and never negotiates.
What you promise about the place
- You own the place or have the owner's permission to let it for stays of 1 to 12 months, and letting it this way does not break your lease, your strata rules or local law.
- Everything in your listing is true and current: the price per week, what is included, the minimum stay, the dates it is free, the photos (yours, and of this place) and the features.
- You will keep the listing up to date and mark it Currently unavailable when it is not open for new stays.
- You hold any insurance the place needs, and you meet any registration or safety rule that applies to it where it is.
- You will not discriminate against renters in a way the law forbids.
How enquiries work
- An enquiry includes a renter's name, mobile number, length of stay, move-in date and number of people. We call the renter about their dates and introduce them to you, and you then deal with the renter directly. The site is not part of the agreement you make.
- You may use a renter's details only to reply about that enquiry. Do not add them to a list, pass them on or contact them about anything else.
- You never ask a renter for a deposit, bond or any payment before they have seen the place in person or on a live video call, and you never ask for payment through this site.
- Your phone number and email are never shown on the site.
What the site does and does not do
- We show your listing and introduce renters to you. We do not inspect your place, vet renters beyond confirming their mobile, negotiate, hold money or take bookings.
- We can edit a listing for clarity, decline a listing, or remove one at any time, including after a report. We tell you when we do.
Fees
- Listing is free while the site launches.
- If a listing fee is introduced, you will be told at least 30 days before it starts, with the amount and what it covers, and you can remove your listing before it applies. A hotel or building with many rooms counts as 1 listing.
- There is no commission for listing here.
If your listing is wrong
- If your listing is untrue, you are not allowed to let the place, or you break this agreement, you are responsible for any loss or claim that causes to a renter, to us or to anyone else, to the extent permitted by law. In plain words: if your listing is wrong, that's on you, not on this site.
- Nothing here removes any right under the Australian Consumer Law that cannot be removed.
Ending
- You can remove your listing at any time. We can remove it for breaking this agreement, after a report, or if we close the site.
- The promises you make about enquiries you have already received continue after the listing ends.
Law
- This agreement is governed by the law of Victoria, Australia.
- The site is operated by nGen Videos (ABN 84 707 711 075), Melbourne, Victoria.
